Selling Your Property with Ladybird Estates

If you want to sell your property or land in the Dalaman area, we would be pleased to help.

Firstly, we will ask you to fill in our 'Property Questionnaire & Marketing Agreement' with the details of your property.  This needs to be returned to us, along with a copy of your Tapu and Habitation certificate (Yapı Kullanma İzin Belgesi).

Next we need photos.  If you have some good, up to date ones, we can use them, otherwise we can take some new photos at your convenience.

If you are not a full time resident here we will need access to keys, so we can show prospective buyers round.

When we have all the details, we will create a sales sheet for our office window and a listing for our website.

Once you are happy with our presentation of your property we will get started on trying to sell it.  We can’t tell you how long it will take as the property market in Turkey depends on many things and, as economic situation in Europe and the UK gripped tighter last year, the demand from buyers in these countries has decreased.

We will start by sending your property details to any of our purchasing clients with criteria that match your property. We will also enter your property details on other European & International property websites and forward your details to agents we work with in other areas of the country.  From time to time we also attend property fairs and take details of all our properties with us.

Sales Process

When a buyer is found, and the final price agreed, contracts can be drawn up and the sales process started.

A deposit amount is agreed between Buyer and Seller (usually around 10%), which can be held in escrow, if required.

If the buyer is Turkish the sale will happen very quickly.  If the buyer is from overseas Military Permission will be applied for.  For overseas purchasers the sale can be completed once the Permission is returned (currently 6-8 weeks).

NB:  As the current Tapu holder(s), you will need to be here at the start of the sales process and at the final Tapu exchange.  If you are not resident in Turkey and don’t want to come back out twice to complete these processes, you can arrange for someone here to have a Power of Attorney.   Please ask us for further details of this procedure.

Charges

Our charge for selling property or land is 3% of the sales price. This is payable on completion of the sale, when the Tapu is transferred to the new owner.  (3% is a standard charge throughout Turkey and is set by the Government.)

‘Sale and Acquisition Tax’ (also known as the Title Deed Transfer Tax).  This is 3.3% of the declared price and payment is normally shared between the buyer and the seller.  It is paid at the Tapu office when the Tapu is transferred to the new owner.

Capital Gains Tax. If you have owned the property for less than five years from the date of acquisition (i.e. the date on your Tapu), you will be subject to Capital Gains Tax (called Personal Income Tax) in Turkey.
